When you set out to do a home renovation, there may be many “to-do’s” on your list that you want to do, but are they worth it? Obviously, if you are living in your home for years to come, then any “want” that you have on your list is worth it, but when you are selling your home, these are the improvements to focus on:

Flooring

When you were doing house projects or renovating, choosing better flooring options is a great thing to do! Why? Well, for starters, if you were putting the flooring throughout the house, depending on what kind of floor you choose, it will automatically give it an upgrade. I tend to like either hardwood throughout the entire home or hardwoods in the living spaces and tile in the kitchen and bathrooms. You really can’t go wrong with either option. A lot of people are choosing to do LVT now which is a luxury vinyl flooring. This is a good-looking and affordable option to consider. However, do you think about the health effects that each flooring is putting off. Luxury vinyl flooring is artificial, so your health is more of a risk compared to traditional hardwoods and most tiles. There is a company called CALI Bamboo that produces non-toxic, low-VOC LVT options, so check them out if you want LVT. It is a great option since it is very scratch-resistant and either water-resistant or completely waterproof.

Space to run around

Another home improvement project that is worth it? More space! 9/10 times, especially if you have kids, grandkids, etc., more space is ALWAYS worth the cost. If you are finishing out a basement, this gives everyone space to run around, a space to have a movie night, an office, and you can think of lots of other ideas, as well, that pertain to your specific family and needs.

Bathroom updates

Do you want to make money off of your renovation? If so, do a bathroom renovation! Nobody can turn down a fresh, clean, and updated bathroom. Here are a few ideas for your bathroom renovation:

-Natural Stone: Easily the most sophisticated and formal, natural stone is a bathroom surface favorite. With the right sealant, any natural stone will do well in a wet environment, so it’ll mostly come down to price and aesthetic (get to know different types and what makes them special here).

-Tiles: Subway tiles are a classic go-to, or you can opt for something a little more bespoke and handmade like zellige. And underestimate tiny tiles like penny and hex: More than a century after their creation, these petite rounds are still celebrated for affordability; get them for as little as $5 a square foot and use them all over. Considering their friendly prices and durability in wet environments, they can be a great alternative to pricier bathroom materials like natural stone (and they’re just as stylish).

-Wallpaper: Yes, you can use wallpaper in a bathroom! The key is making sure it’s placed out of splashing range, and installing proper ventilation to prevent moisture buildup. It’s a great way to get a lot of looks without committing to a pattern in a whole room.

There are so many different ways that you can improve your bathroom with fun, stylish, and modern materials. Choose based on your style and your needs and you are good to go. 

Exterior additions

Exterior additions are some of the most valuable home improvements that you can make, especially if you are selling your home in the near future. Things such as getting an exterior paint job done, replacing rotten wood, and sprucing up your landscaping are all great investments to do for your home. 

New appliances

If you are planning to sell your home in the near future, consider replacing old appliances with new ones. This includes kitchen appliances such as your refrigerator, range, and even microwave. Also, make sure you do not forget about your bigger home appliances, as well, such as your hot water heater, air conditioning units, and more.
